As Utah’s population speedily increases, the demand for more retail increases. Utah is currently experiencing exponential growth and retailers are expanding to multiple locations in 2021.

Utah has continually and rapidly grown in population size. According to data collected from the Census, Utah has the highest growth percentage for population in the nation. Tech industries and other companies are flocking to the Beehive State due to a number of reasons, naming northern Utah “Silicon Slopes”. Large tech companies, like Bungalow, with locations in the Silicon Valley and Silicon Slopes recognize that Utah has “a great talent base with strong universities, a very driven and friendly culture, [an] accessible location, beautiful [landscapes], and a cost of living that is significantly less than cities such as SF.”

Southern Utah also continues to see growth, not only as a result as a great place for retirement, but for it’s universally preferred warm-hot year round climate. Utah is also a prime spot for outdoor recreation, permitting perfect skiing conditions in northern Utah and red rocks and national parks in southern Utah for travelers and residents to hike, bike, and climb for the better part of the year.

Retailers are replying to the demand generated by the growing population, and the following retailers are currently expanding in Utah.

In early February, Hobby Lobby opened a new location in Spanish Fork. The 55,000 square feet retail location is a reflection of the population growth in Spanish Fork over the last several years. This new location became the 9th Hobby Lobby in Utah and one of more than 900 Hobby Locations in the United States. Hobby Lobby is known well for its stylish home decor and abundance in craft supplies. Hobby Lobby also offers DIY videos online, for example the timely and relevant “DIY Personal Protective Equipment” aka face masks.

Backcountry, headquartered just north of old town Park City specializing in high performing outdoor gear and apparel, currently has one brick and mortar location in Salt Lake City, adjacent to its fulfillment center. Plans to expand are moving forward with two new locations: Boulder, Colorado and a retail store in Park City, Utah. Grand openings are expected to take place in May this year. Backcountry caters to consumers involved in a variety of activities, such as hiking, biking, climbing, running, yoga, skiing, snowboarding, surfing, and more.

In a state known for its family friendly culture, it makes sense that there are more soda mix drink places populating the state than bars. Swig, founded in 2010, has been a state sensation, bringing sodas mixed with flavorings, fruit, and cream across the entire state. With 30 locations, Swig announced plans to open 18+ more locations in 2021. One location spotted to be opening in the near future is in Saratoga Springs, a rapidly growing city just a stone throw away from the heart of Silicon Slopes.

Hawaiian natives and brothers Kimo and Kalani opened Mo’ Bettahs doors for the first time in 2008. Bringing authentic Hawaiian food with accompanying “Pono” spirit, meaning doing what is right in all they do, Mo’ Bettahs grew vastly in popularity. Due to their success, Mo’ Bettahs is expanding across Utah and other states. Speaking with a manager in the Bountiful location, she remarked on four new locations opening in April alone. Locations right now are all in Utah, but there are plans to open in Texas, Oklahoma, and Kansas. The same manager commented that by year's end, Mo’ Bettahs will move from 18 current locations to over 30 locations.

As a part of the physical retail industry dies, other parts adapt and move on reshaping the retail industry into a new industrious and thriving state. Knowing which retailers are expanding and which are not is vital in understanding how to fill retail vacancies. Retailsphere constantly does the research to verify expanding retailers as well as preferred demographics, expansion plans, and relevant and up-to-date contacts. Delve into a virtual demo with a Retailsphere professional to get a glimpse of how you could effectively fill your retail vacancies.

2020 challenged retail across the board and forced brands to pivot, stretch, and change in order to find new ways to connect with customers. With the new year, wise brands are not seeing the hope on the horizon as a signal to reset back to their old ways, but rather using their 2020 adaptations to propel themselves forward. As innovation goes, Nike, who plans a massive retail expansion, is always looking to stay ahead of the market.

As an example of a brand that’s bringing the learnings from the last year into the future, Nike recently announced a 30-store expansion to bring new retail opportunities, fresh perspective, and innovation. Their new stores ride the trend of tying brick-and-mortar stores to live and digital experiences for the local community.

Here are 3 things you can learn from Nike as well as other athletic brands on safely attracting shoppers and how to keep them coming back through exploration, discovery, and a healthy dose of fun.

Tap Into Local Flavor

Bringing local flavor to your average mass-market chain can bring a little warmth and a lot of heart. The Nike Unite retail stores display local maps and tips for things to do around the host city, as well as shout-outs to community sporting events and teams.

And Nike’s community outreach isn’t just for looks. They’re also marrying stores with local brand ambassadors and connecting athletes of all levels through the Made to Play digital program.

Other athletic brands, like Lululemon, also weave community into their stores with local events. Community ambassadors lead classes in-store (or in open air spaces nearby) and breathe life into the brand’s lifestyle. Examples like these make it clear that a local angle is an important element for brands that want to move into a successful future.

Throw Out the Cookie Cutter

Extending from this community focus are stores that come in all shapes and sizes, based on location.

Lululemon has been embracing this concept for a long time, opening everything from transient retail pop-up shops and small scale boutique stores to huge showrooms with in-store studios and cafes.

Nike is also testing a new store format by opening select members-only Nike Live stores. These stores limit access to loyalty members and provide special perks and access to the freshest merchandise. The best part? Membership is free, so the brand taps into a club-like feel without the exclusivity.

These innovations show that being open to a variety of formats is a boon for potential landlords because an experience tailored to the community is sure to bring customers back time and again.

Make it FUN

In-person shopping is veering more and more into creating an emotional response. Shoppers, who can easily purchase online, are looking for a connection and experience with a brand when they choose to visit in-person.

Nike is delivering this experience with innovations such as customization labs where shoppers can design sneakers down to the smallest of details, consults with employees on design, and a showroom of products shoppers can try on or try out.

Swedish sneaker brand On also recently shared plans for a new showroom featuring a tech-savvy floor that visitors run across to instantly have their gait analyzed, and some Lululemon stores now feature ZenPods where shoppers can stop to meditate.

All of these innovations speak to the need to ensure the in-person retail experience is just that—an experience.

While retail won’t bounce back overnight, 2020 set the stage for a new wave of creative retail solutions that ignite the fire within brands and shoppers alike. If you’d like to learn more about athletic or other innovative brands expanding in your area, schedule your free Retailsphere demo today.

Traditional Dollar General stores cater to a demographic with income less than $40,000 and are strategically placed in rural areas, not likely to have a large retailer, such as Walmart to contend with.

Image from popshelf.com

Notable for bargain deals on basic needs, Dollar General thrived as an essential retailer, remaining open during the outbreak of the pandemic. Leading with high profits, Dollar General continues to expand, including the new store concept Popshelf, targeted to upscale populations.

Winning over a new demographic, the Popshelf store will take a different marketing tactic. The new store concept proclaims to be “clutter-free, stress-free, and guilt-free”. The target market will be families with income of $50,000 to $125,000. As a result, Popshelf locations will be located in the suburbs near higher population cities. The first two Popshelf locations opening in the coming weeks will be in the Nashville area, Clarksville and Hendersonville.

By the end of the fiscal year 2021, 30 more locations are scheduled to open. Popshelf locations will also be larger than traditional Dollar General stores, at 9,000 square feet.

In the Popshelf teaser, the highlighted products sold within will allow customers to “create, bake, and decorate”. Merchandise will range from home decor, craft items, party supplies, seasonal stock, beauty products, along with food aisles. Price points will continue to be budget conscious, with most of the product $5 or less.

https://www.youtube.com/watch?v=pA5sufiTm7Y

Virginia has been targeted for millions of square feet of new brick-and-mortar shops, both by developers seeking to capitalize on Amazon's forthcoming HQ2 headquarters move to Arlington/Alexandria near Washington D.C., and by retailers seizing opportunities throughout the economically diverse state.

Plans are in the works for a variety of creative live-play-work destinations to cater to the approximately 25,000 Amazon workers who will start descending en masse in 2023 to an area that's been rebranded National Landing. Amazon is moving forward with the project even during the COVID environment, despite temporarily dampened retail and office markets.

Developer JBG Smith plans a Central District Retail complex featuring Virginia's third Alamo Drafthouse Cinema, plus other retailers, as well as a pair of two-story 16,000 square-foot retail buildings on 18th Street. Maryland-based JBG said it will add about 225,000 additional square feet of shops, restaurants, entertainment and community amenities in various other projects. Amazon itself will tack on about 70,000 square feet of street-level retail at its twin-tower headquarters. Centers owned by Kimco, Regency Centers, Federal Realty Trust and Simon are all looking to add retail space and mixed-use buildings to support HQ2.

Weingarten's recently opened Centro Arlington development in south Arlington and an under-construction West Alex center in Alexandria, are each anchored by new Harris Teeter grocery stores, with the latter slated for a 2021 opening. The fast-growing chain, which recently opened a 30,000-square-foot store in Norfolk, is also converting a former Farm Fresh in Virginia Beach to Harris Teeter.

Supermarket , fruit and vegetable zone

Wegmans Food Markets is slated to open three Virginia stores, one in Tysons Corner, Va. this fall, as well as stores in Carlyle near Alexandria off Interstate 495 and Reston at VA Route 267 by next year. Wegmans is constructing a $175 million regional distribution center in Ashland, Va., to fuel its expanding retail base.

Giant Food Stores opened a 69,000-square-foot store in March at Seven Corners Center in Falls Church following an opening under the Martin's grocery banner in Berryville, near Winchester.

Elsewhere, Duluth Trading Co. opened its second Virginia store in early March, a 17,000-square-foot store in the 400,000-square-foot West Broad Marketplace in Short Pump, a Richmond suburb. The state is home to a large chunk of Duluth’s customer base, the retailer said. Burlington, formerly Burlington Coat Factory, also opened a 40,000-square-foot store at the center on March 20.

At Bermuda Square, south of Richmond in Chester, two deals for big-box retail spaces have been inked. Burlington is taking over a vacant 34,700-square-foot former Martin’s grocery, while Hobby Lobby plans a 50,000-square-foot store on a pad site on the south segment of the property. It will be Burlington's seventh Richmond area location and Hobby Lobby's fourth.

Valvoline Instant Oil Change service centers continue to expand into Virginia, opening new company-owned locations in Chester's Bermuda Square and in Virginia Beach. The chain now has 24 total company/franchise locations in the state.

Fast-growing convenience-store chain Wawa, which attracts a cult following wherever it goes, is expanding rapidly in north Virginia, where it plans to open 40 locations in the next 15 years. Wawa opened its first Virginia location this spring in Vienna, a 6,300-square-foot store complete with the chain's standard Tesla car-charging stations, plus is developing additional stores in Fairfax City, Sudley and Sterling. All four locations are in the Arlington/Alexandria/ metro area.

The Richmond area is adding its second Trader Joe’s store later this year, taking over 15,000 square feet of a vacant Martin’s grocery at Stony Point Shopping Center in South Richmond. The store will give the chain 15 Virginia locations.

Kohl's has been inked as a retail anchor for Arcola Center, an under-construction mixed-use development on 400 acres in the Dulles South Area of Loudoun County, Virginia.

A former Ruby Tuesday restaurant building in Glen Allen near Richmond will become the first of six to eight Generator Supercenters to open across the state. The chain of roughly 20 stores will sell Generac brand standby home generators. Clark Associates has secured rights to operate the 5,000-square-foot store and other Generator Supercenters stores around the state.

Durham, N.C.-based Rise Southern Biscuits & Righteous Chicken said in May that it will open at least 25 Rise franchise locations throughout Virginia in the next nine years. Canine-friendly Lazy Dog has opened a pair of Virginia restaurants, one in Chantilly near Fairfax in the Field at Commonwealth center and another at Fair Oaks Shopping Center in Fairfax.

Among other chains expanding are Cantina Laredo, going into Virginia Beach, and Aldi, with new stores in Falls Church in a former Babies R Us building, as well as in the Norfolk area and Midlothian, with more planned. Competitor Lidl continues to expand its north Virginia presence as well, opening its ninth store there on July 29 in Fairfax.

Insomnia Cookies - Insomnia Cookies was born out of the dislike of heavy meals late at night, love of food delivery, and the realization that by the time you get hungry at night, nothing is open. The concept was founded by Seth Berkowitz in 2003 from his dorm room while attending the University of Pennsylvania. Berkowitz started baking and delivering warm cookies to students late-night on campus... and Insomnia Cookies was born. Insomnia Cookies is expanding nationwide with a massive growth strategy.

Home of the Rock N’ Roll Hall of Fame, its own unique brand of barbecue, and plenty of other tourist attractions, we all know Ohio is way more than cornfields. But when you take a look at the plans for retail expansion in 2021, you may just start singing “OHIO rocks!” The following 4 retailers have big plans in the state, with both public-facing and large commercial hubs coming soon.

Bath & Body Works

Bath & Body Works, long known for their seasonal soaps, candles, and lotions, stepped up to face the pandemic armed with gallons and gallons of scented hand sanitizers. The brand is an Ohio native, founded in Columbus. While it has recently gone through transition (locations are being separated from sister company Victoria’s Secret) and the brand did close several stores last year, it is rebounding with plans for new off-mall stores in the year ahead.

The biggest news for Bath & Body Works in Ohio? A new 1 million-square-foot distribution center at 1022 Exchange Way in Scioto Township.

Sheetz

Joining the ranks of convenience store giants like Bucc-ees and Wawa, Sheetz provides made-to-order food, specialty coffee, quality gasoline, and everything else you’d normally pick up at your local one-stop. And they’re coming in hot in Ohio.

While this year will see the opening of 12 stores—some complete with drive-thru convenience—Sheetz has plans to open at least 50 new stores across the state over the next 3 years.

Peloton
Peloton, the at-home fitness company, went from a nice-to-have, high-end luxury to a must-have pandemic purchase in 2020. The brand, which has struggled to keep up with demand due to production facilities based in Taiwan, is striving to improve quality, speed up delivery, and decrease price. And that’s where Ohio comes in to play.

Peloton has plans to open the Peloton Output Park, a $400 million, approximately 1-million-square foot, US factory that will produce its connected bikes and treadmills—and this new factory will be located in Troy Township, Ohio

PINS Mechanical Co. and 16-Bit Bar + Arcade

These local entertainment darlings are known for bowling, old-school arcade games, and adult beverages. After opening their first locations in Columbus and then quickly spreading to locations across the nation, they’re now returning their focus to their home state.

Two full floors, plus 3,000 square feet of outdoor space, will be home to the new combined gaming, dining, and bar space for the two brands at Easton Town Center. This new location will also have space for large-scale corporate events, and plans are in motion for a quick-serve dining option as well.

Interested in more info on one (or all) of these brands? Or curious to see if these Ohio favorites could work in your neck of the woods? Contact Retailsphere today for your free demo to get all the details on these expanding brands and more.

With economic recovery as a nation in a constant state of rise and fall, some retailers are finding growth in a time filled with uncertainty. For some retailers, economic relief and recovery will not come in time, but for others, it will bolster their expanding businesses. One of those places includes Arizona, with a population of over 7 million, and upwards of 80k total retailers, some of which are still expanding despite the turmoil and fallout from the pandemic. Here are a few retailers who are expanding in Arizona.

Eegee’s

Eegee’s is a Tucson, Arizona based fast-food chain. The chain started as a vending truck business and has expanded into 25 restaurants in greater Tucson, as well as one in Casa Grande, Arizona. The community-friendly business, Eegee's, is known for its frozen fruit drinks, called eegee's, but also has grinders, salads, hot dogs, and pretzels. Nestled in both shopping centers and free standing, they can operate in as much as 2,500 square feet. They have plans to expand in Gilbert, Mesa, Phoenix, and Scottsdale.

Aldi

Aldi’s expanded across the US throughout 2020 and it looks as if they don’t plan to slow down in 2021. The discount grocery chain opened grocery stores in Chandler, Goodyear, and Peoria in 2020, its first stores in Arizona. A fourth store was slated to open in Gilbert, in 2020, but was pushed to 2021. This 16,400 square foot German grocery chain has more than 2,000 stores across 36 states and Aldi is on track to become the third-largest grocery retailer by store count by the end of 2022.

Sprouts Farmers Market

Sprouts Farmer’s Market currently has over 40 locations in the states of Arizona. Sprouts has plans to open two grocery stores in 2021 in both Deer Valley Center and in Maricopa in the Phoenix area. Sprouts has grown to have close to 300 stores across the US, focusing on farm-fresh produce and other healthy, affordable items. The retailer looks for build-to-suit or existing buildings in free-standing shopping center locations with at least 20,000 - 30,000 sq. ft.

Five Below

The discount retailer Five Below started the buildout of a $75 million distribution center in Buckeye, Arizona in 2020. The Philadelphia-based retailer sells a variety of items, most priced between $1 and $5. Five Below operates nine stores in Arizona and 950 nationwide, with plans to expand to 2,500 stores across the country. The retail giant is adding another location in Peoria, Arizona, marking the first store in Peoria.

99 Ranch Market

This Taiwanese-American supermarket chain, is scheduled to open in a rebooted Chandler Ranch shopping center in Chandler, Arizona. 99 Ranch Market, also known as Tawa Supermarket, was established in 1984 by Mr. Roger Chen. It is currently one of the largest Asian supermarket chains with 51 stores across 7 states.

An influx of new citizens moving to South Carolina from all across the U.S. has elevated the "Palmetto State" to the country's sixth fastest-growing state in 2020, creating ideal demographics for retail expansion. The Charleston-Mt. Pleasant and Greenville areas, in particularly, have consistently ranked highest among U.S. growth markets over the past decade, aided by roaring residential growth that is spurring business development around the Port of Charleston and Inland Port Greer, near Greenville, economists note.

Developers are prepping for a new retail and restaurant infusion in the Charleston market. In North Charleston, the first phase of a new retail development called Cedar Grove will include a grocery store, at least five retail stores and two restaurants, all yet to be named. Citadel Mall in the Charleston suburb of West Ashley will be converted to the mixed-use Epic Center and is expected to attract a new generation of retail and showrooms, along with new residences and offices, developer Trademark Properties said.

In Summerville, just north of Charleston, construction has started on the $30 million first phase of the North Creek Market retail center on U.S. Highway 176. Tenants at the center, developed by Eddie Buck, will include Buffalo Wild Wings, McDonald’s, Dunkin’, Jersey Mike’s, Auto Zone, Heartland Dental, Ace Hardware and Extra Space Storage.

On King Street, Charleston’s noted retail high street, expanding tenants in the past year have included Orvis, Amanda Lindroth, Luna, Madewell, CBD Social, SaltLife and OMG Candy. Maple Street Biscuit Company is expanding in the Charleston area and throughout the South. The chain added a location in Mt. Pleasant this fall, its fourth in the market.

Nexton Square, the new retail and restaurant component of the 4,500-acre master-planned Nexton community in Summerville, has added dozens of tenants in the past year, including Wild Birds Unlimited, Bar Louie, Tropical Smoothie Cafe and Bey + Eloise women’s clothing boutique.

Dollar General, which plans more than 1,000 new stores in 2021 including multiple South Carolina locations, plans a new distribution center in Dorchester County near North Charleston as part of a $220 million investment it will make in the state, it said. Lidl said it is eyeing South Carolina for expansion, with several sites identified in various markets. Earth Fare grocery stores in West Ashley and Summerville have reopened under new ownership after investors rescued the chain, which filed for bankruptcy in February 2020.

In another booming region, Greenville-Spartanburg, there was roughly 500,000 square feet of new retail under construction at the start of the second quarter of 2020, according to Colliers International. Included was Harris Teeter, which opened a 58,000-square-foot center in mid August that it built in the NorthPointe center in Greenville just north of downtown. It includes a Starbucks and a wine tavern.

Also in Greenville, Savannah Bee Company opened a new retail storefront at 123 N. Main Street for its 15th nationwide location. The chain's stores support the company mission of saving bees by selling specialty honeys, raw honeycomb, body-care and wellness products, plus offerings from its store cafes and mead bars. A new five-story retail and office building will serve to expand the existing mixed-use Plush Mills campus near Greenville’s West End Village. Developer M Peters Group expects to deliver the project for lease in 2021, according to CBRE.

Tractor Supply will open a store in Boiling Springs, just north of Spartanburg, at the intersection of Highway 9 and Bible Church Road in early 2021, according to the retailer. Regional Mexican-fusion concept, Willy Taco, plans to open its third Spartanburg-area restaurant, in Boiling Springs, in the former Fatz Cafe, according to the local chain's owner, Hub City Hospitality.

Not to be outdone, tourist haven Myrtle Beach is also well set for the COVID-19 recovery. The town has loaded up on new restaurant and micro-brewery concepts, including Grand Strand Brewing Company, Crooked Hammock Brewery, The Avenue at Broadway at the Beach, Twelve 33 Distillery, 44 & King and Tidal Creek Brewhouse, all opening since mid 2019. Bar Louie and Melt also recently opened in the city.

A new grocery-anchored shopping center, Coventry Marketplace, appears headed for Myrtle Beach's South Strand neighborhood. It is expected to feature a 47,000 square-foot anchor grocery store. Elsewhere, a three-story mixed-use complex on Ocean Blvd. in downtown Myrtle Beach, called the Gateway Galleria, will house 18,000-square-feet of retail, restaurants and bars, a fitness center and condos on its second and third floors.

Tanger Outlets on Highway 501 in Myrtle Beach added four stores in November 2020: Victoria’s Secret, Sparkles, Toy Town and Beef Jerky Experience. The Myrtle Beach Mall near Bass Pro Shops on North Kings Highway plans a $150 million redevelopment that will feature new retail, bars and restaurant space. It will be renamed “The District."

In Columbia, in central South Carolina, outdoors retailer REI opened a location in the city's BullStreet District in mid-August after a several-month delay due to COVID-19 complications, giving the redevelopment of former Department of Mental Health offices its first major retailer. An outpost of the Iron Hill brewpub chain, as well as a Starbucks, are slated to join the development in 2021.

Extreme discounter Crazy Cazboy's opened its first Columbia store on the city's near east side in November. Owner John Cassimus describes the retail membership concept as "Black Friday, every day." Merchandise includes Apple products, name-brand apparel, snacks and drinks by the case, sporting goods, health-and-beauty products and more.

Also debuting in the Columbia market is the new cafe-style breakfast and lunch restaurant, The Hideout, featuring salads, croissant sandwiches, quiches and coffee drinks. Owner Laurent Prescelti owns the new River District restaurant in West Columbia.

East Bay Deli has opened its fifth store in the Columbia market with a 3,200-square-foot lease at the historic, newly renovated Parkland Plaza. The New York-style deli will soon be joined at the center by Food Lion, which is opening in one of the former grocery spaces of BI-LO in early 2021, it said.

In Sumter, west of Columbia, at least four new tenants are coming to the redeveloped Gateway Plaza at the intersection of Broad Street at Alice Drive. They are Ross Dress for Less, Ulta, Five Below and Chipotle, according to owner Woerner Equity Group.

And in Florence, northwest of Sumter, the iconic Buc-ee’s, a Texas-based chain of mega-size travel centers sporting hundreds of proprietary retail and deli items and a lengthy fast-food menu, opened its first-ever South Carolina location in November. The 53,000-square-foot store at 3390 N. Williston Road and I-95 in Florence, has 120 gas pumps.

Market Basket:

Starting in 1917, Market Basket proudly serves their community with their timeless saying that you're getting “More For Your Dollar with the great variety you deserve.”

The majority of their stores are in New England with 83 locations, but they are currently working on expanding into Rhode Island this year with two new locations.

Stop & Shop

Beginning as a small grocery store in the early 1900s, Stop & Shop has over four hundred locations. By utilizing the use of technology, Stop and Shop are determined to reach the younger generations- using a handheld device, shoppers can scan, and bag items as they go, resulting in a quicker checkout.

And since adding a Pick-Up Service in 2019, they plan on adding 50 more locations by the end of 2020, specifically in states like Rhode Island.

The George On Washington

The George On Washington, which is a new restaurant, opened on October 1st in Providence, Rhode Island.

The location is known for being an upscale yet casual restaurant with a piano bar. The new restaurant serves America's favorite comfort foods and craft cocktails and is becoming one of the favorite places in town, even during COVID-19.

Even amidst a pandemic, there is still hope for the Retail Industry, and we want to encourage you to continue helping them where you can, because it makes a difference to them, while allowing them to overcome this pandemic too. Sign up for a no-obligation demo today to see how Retailsphere can help.
